Welcome to Gulf Trace! We are delighted that your clients are considering making our community their home.
Please review the important guidelines, financial obligations, and community resources below to help your clients transition smoothly into our community.
1. Community Governance & Legal Documents
Gulf Trace is an established deed-restricted community designed to maintain property values, aesthetic appeal, and neighborhood tranquility. Agents and buyers should review our core governing documents before purchase:
- Covenants & Restrictions: Review our community standards.
- Estoppel Certificates: A mandatory estoppel certificate must be requested before closing through our management company to verify account standing and outstanding dues.
- HOA Board Meetings: Usually held the second Tuesday of the month. See Current News and Information for more specific information.
2. Financial Obligations & Dues
- Association Dues: Monthly dues fund the upkeep of common areas, community signage, and administration. Please verify the current assessment amount and payment schedule directly with the management company during the escrow process.
- Transfer / Capital Fees: Inquire with the management company about any applicable community transfer or capital contribution fees due at closing.
3. Architectural Control & Property Modifications
Exterior alterations to any property require prior review and approval from our Architectural Review Committee (ARC) before any work or construction begins. This includes, but is not limited to:
- Exterior painting and roofing changes
- Fencing, structural additions, lanai enclosures and sheds
- Significant landscaping modifications or pool installations
After your client purchases their home and the sale is recorded, they can contact the management company to obtain the homeowner password for the Homeowner Only section of the website where the online ARC Committee form is located.
4. Contact & Management Resources
