As a homeowner in this deeded community, you have “agreed to observe, comply with, and be bound by the Gulf Trace Homeowners Association, Inc. (GTHOA) Covenants, Rules and Regulations.” You should have received a copy of the GTHOA Covenants, Rules and Regulations at your real estate closing. All persons on record or title as an owner of a home in Gulf Trace are members of the Association.
If you lease your home to another party, you must make the tenant aware of the Gulf Trace Homeowners Association Covenants, Rules and Regulations, as your property must at all times be maintained in compliance with the Covenants.
The Gulf Trace Board of Directors has a responsibility to enforce the GTHOA Covenants, Rules and Regulations. This is to ensure a visually appealing neighborhood that will help maintain the property values of your real estate investment.
Exterior changes to your property will likely require an Architectural Change Control request. Changes or additions needing approval include, but are not limited to:
- Exterior painting or staining, the same color or a change to house body, trim, door, roof tile, driveway and/or walkways.
- Roof replacement
- Landscaping updates, hedge and/or tree planting or removal
- Fence, wall, concrete curbing, fountain, or shed installation
- Mailbox and/or post, flag pole and basketball hoop type and location
- Solar panels, satellite dishes and antenna location
- Storm shutters, security bars, grilles, grates, front entrance enclosure, and garage door screen installation
