The primary purpose of an estoppel certificate is to verify the financial status of a homeowner within the community association and is used in a transfer or conveyance of real property prior to the Closing Transaction. It will certify, as of a specified date, how much the current homeowner owes the association in monthly dues and any liens, unresolved fees, upcoming special assessments or other charges. The financial information in the Estoppel Certificate will be incorporated into the Settlement Statement for the buyer and seller of the real estate.
